Following receipt of additional information, this application was revisited and IPC would like to suspend its earlier recommendation of approval pending reassurances and clarification on the following points:
The ‘basement’ would appear to be a void rather than an actual basement.
Digging out will significantly alter the character of the front of the building which is in a Conservation Area.
The plans do not show the relationship of the proposed development to the garden flat.
If the application is approved, could a time limit be applied to the work because of the detrimental effect of the work on the residents in the garden flat.
